In-home appliance repair in Olympia, Lacey and Tumwater

Johnson Point Appliance sticks to six household machines: the refrigerator or freezer, the ice maker built into that refrigerator, the washer, the dryer, the dishwasher, and the oven, range or cooktop. Gas, propane or electric, glass-top or induction, wall oven or freestanding range. Maytag, Kenmore, Speed Queen and Amana get the same attention as Samsung, LG, Bosch and Café, and Whirlpool, GE, Frigidaire, KitchenAid and Electrolux are regulars too. Every job is done in your home, in the spot where the machine already sits, by a local Thurston County technician. Keeping the list short is deliberate. It lets the truck hold a deep stock of the parts these machines wear out, such as inlet valves, drain pumps, igniters, thermal fuses, defrost heaters and door boots, so most repairs finish in one visit instead of two.

The visit follows the same order every time. Call or use the online request, and a two-hour arrival window gets set. The technician hears what happened, then puts a meter on the machine instead of reasoning from the symptom alone. You learn which part quit, in ordinary language, and see one price on paper before a screw is turned. Built into that figure is the $99 for the diagnosis; turn it down, and those same dollars close the visit. Say yes and the fix usually goes in right then from truck stock. A full test cycle follows, the floor gets wiped, and your invoice records the written warranty. Parts that need ordering mean a second visit to fit them, with no added trip fee. A warm refrigerator jumps ahead for same-day windows.

Where we work: Olympia, Lacey and Tumwater

Olympia

Olympia’s homes run older than its neighbors. South Capitol and the Eastside along 4th Avenue hold early-1900s houses with tight kitchens and basement laundry, while Southeast Olympia is ranch and split-level country from the postwar decades. Out on the Westside, past Harrison Avenue toward Cooper Point, ramblers sit beside newer builds. City water here is soft, so the common trouble is too much detergent: etched glasses, suds left in the washer tub and film inside the dishwasher.

Lacey

Lacey is the newest of the three, and most of its houses went up in the last few decades. Hawks Prairie and Meridian Campus bring townhomes and planned subdivisions near Marvin Road, while Tanglewilde and Thompson Place, split by Martin Way, are older streets from the 1960s. The city pulls from many wells, so water runs soft in one part of town and moderately hard in another. Some homes see rust-tinted staining, and ice makers and fill valves notice it first.

Tumwater

Tumwater sits where the Deschutes River drops over the falls, and its housing spreads from the historic district near the old brewery out to Bush Prairie and the Littlerock Road corridor. Tumwater Hill mixes site-built homes with manufactured homes, where the laundry often lives in a narrow closet with a short, hard-working dryer vent. City water is soft to moderately soft. On the unincorporated edges, private wells and propane ranges are common, and sediment finds its way into inlet screens.

What South Sound weather does to your appliances

Olympia gets about 50 inches of rain a year, and the damp does not stay outside. Laundry rooms and garages hold moisture, so front-load door boots grow mildew, and dryer ducts that cross a cold crawlspace sweat condensation until the lint turns to paste. Moss and fir needles plug exterior vent hoods. Then fall windstorms arrive, trees meet power lines, and PSE outages roll through the county. When the power comes back with a surge or a brownout, control boards and garage freezers take the hit. Water matters too. Soft city water in Olympia and Tumwater rewards a lighter hand with detergent, while iron and manganese from some Lacey wells and rural private wells leave sediment in inlet screens and ice-maker lines.

Each written price we hand over has the $99 diagnostic built in already. Pass on the repair and the visit is settled at $99.

The $99 rule

One diagnostic fee, and it is inside the repair

Sign off on the repair figure and the $99 is inside it. Pass on the repair and you settle $99, nothing else.

How the fee works
How much does an appliance repair cost?

Repair prices depend on which part failed, so we do not quote them over the phone. The visit starts with the $99 diagnostic. Once the meter locates the fault, the complete repair is priced in writing as a single number. That number already contains the $99. Should the repair not make sense to you, the $99 covers the visit and nothing more is charged, and the diagnosis is still yours.

How soon can a technician come to my house?

A refrigerator or freezer that is warming up gets priority for a same-day window, because the food is on the clock. Most other calls land within the week, frequently by the following day. You get a two-hour arrival window rather than a vague morning or afternoon. Early or late windows can be requested by state workers, JBLM commuters and hospital shift staff.

Which appliances and brands do you repair?

Six machines: fridges and freezers, the ice makers built into them, washers, dryers, dishwashers, and ovens with their ranges and cooktops. Brands run from GE, Whirlpool and Frigidaire to LG, Samsung and Bosch, plus Maytag, KitchenAid, Kenmore, Amana, Electrolux, Café and Speed Queen. Microwaves, wine coolers, freestanding ice machines, water heaters, garbage disposals, furnaces and commercial gear are outside what we do, and you will hear that on the phone.

What if my appliance is still under the maker’s warranty?

Tell us roughly when you bought it when you book. If the manufacturer’s warranty still covers the machine, we tell you before anything else happens, because that coverage may be the cheaper route. You can then decide whether to go through the maker or have us diagnose it anyway. Either way, you hear about it before the $99 diagnostic begins, not after.

Do you work on rental homes?

Yes. A tenant can book the visit and let the technician in. After the diagnosis, the written figure is texted to the landlord or managing agent, and work waits for their reply, so whoever pays keeps the decision. Rental calls pick up during moving season, when JBLM families on PCS orders need a washer or range sorted before a walkthrough.

Is an older appliance worth fixing?

Often, yes. A dryer that stops heating usually needs a thermal fuse or a heating element, not a new dryer. Sometimes the numbers say replace it, and then we tell you so. When a repair would cost too much relative to the machine, you hear that plainly, and the $99 pays for the diagnosis alone. Either way you walk away knowing what failed.
